Why Work With Me

Your Advocate in New Construction

Buying new construction in the Triangle is different from buying a resale home. Having your own representation matters.

  • 01

The builder's agent represents the builder

On-site sales consultants are there to serve the builder's interests. That's their role.

  • 02

    I represent you

My role is to advocate for your interests throughout the process, from first visit to closing.

  • 03

    I compare incentives across builders

Offers vary widely. I help you see them side by side so you can weigh them clearly.

  • 04

I review financing restrictions and contract terms

Builder contracts and incentive conditions deserve a careful read before you commit.

  • 05

I help you evaluate overall value

Beyond the headline offer: price, credits, upgrades, lot, HOA and long-term considerations.

Three Questions Worth Asking

  1. 01

What is a builder incentive, really?

An incentive is a concession a builder offers to encourage a sale — commonly a credit toward closing costs, a mortgage rate buydown, a price reduction, or included upgrades. Incentives are typically tied to specific conditions, homes, or timelines, and their real value depends on how they fit your financing and plans.

  2. 02

What restrictions come with builder financing?

Many incentives require using the builder's preferred or affiliated lender, and you must still qualify under that lender's guidelines. Rate locks may have set terms, offers often require closing by a certain date, and different promotions frequently cannot be combined. Always ask for the conditions in writing.

  3. 03

How do I judge the overall value of a deal?

Compare total cost, not just the interest rate. Weigh a lower price against a closing-cost credit or a rate buydown, and consider HOA dues, lot position, the cost of upgrades you actually want, and how the home may compare at resale. The best offer is the one that fits your situation.
